Booking Policy

Rental Policies

We encourage you to print and attach a copy of these policies to your reservation coupon.

Check-in is after 3:00 PM               Check-out is before 11:00 AM
 
Deposits & Payments:
 
A deposit of 50% of the total booking is due within 72 hours of your request to confirm the booking. The total balance is due 30 days prior to your arrival date.We reserve the right to treat any booking as cancelled if funds due are not paid on time.
For reservations made within 60 days of your departure date the full payment is required.
 
 
Lock Box:
 
All of our properties are equipped with a key box for immediate access. Our Property Manager does not meet guests upon arrival due to the unpredictability of arrival times. You will be greeted within 24 hours. In the case that you need anything prior to our visit you can contact us with the local cell phone provided.   
 
Cleaning Service:
 
Cleaning service is available during your stay. Additional fees may apply in the case you require more cleaning services then included in your stay. Please let us know well in advance if you should require additional cleanings as we will need to schedule and charge for them.  The cleaning schedule will be provided in your vacation rental at arrival.
 
Maintenance Requests:
 
We have a property manager available during office hours and for after hour emergencies. We are responsible to maintain the properties in good condition however, unforeseen maintenance issues can arise. LLV will attend to maintenance issues immediately and do our best to correct the problem as soon as possible thereafter. 
 
Lost Keys:
 
If property and/or safe keys are lost or stolen you will be held responsible for the cost to replace the lock and duplicates of the key.  
 
Restrictions:
 
Only the registered guests on the booking form may use the property. Should the manager of the property find additional guests occupying the premises, it will be at their discretion to either ask you to vacate the premises and/or take additional measures.
 

Cancellation Policy:

 
All holiday reservations, bookings and/or deposits are non-refundable. This includes Thanksgiving, Christmas, New Year's and Easter week.
Notice of cancellation must be made in writing to LLV. 
Payments of either deposits or payments in full are refundable when applicable as follows:
 

Cancellations prior to 90 days will incur a minimum fee of $100 US dollars.

Cancellations on bookings 4 weeks or longer must be cancelled 90 days prior to departure or the deposit is 100% non-refundable.

For payments made through PayPal that have passed the 60 day refund period  there will be an applicable fee of 5% of the amount paid. Also, any applicable wire transfer fees will be charged accordingly.

90 to 60 days prior to departure - 100% of amount paid less 15% of the total received as cancellation fee. 
60 to 30 days prior to departure - 100% of amount paid less 20% of the total received as cancellation fee. 
Less than 30 days prior to departure - 100% of amount paid is non-refundable.

For your convenience we provide the following payment options. Please note that the amount quoted in the rental agreement is the full amount that should be received by our office. We are not responsible for any applicable fees.

PayPal is an easy and secure service to make credit card payments online. You can use Visa, MasterCard, and American Express with PayPal. It is necessary to sign up for PayPal, but it is free to become a member. Once you are a member the PayPal site will guide you through your online payment. Easy and convenient! The invoice goes directly to your e-mail inbox. For more information you can go directly to the PayPal site at www.paypal.com.

Bank Wire Transfer: You can send money direct to our bank account through your local bank. If this is your preferred payment option we will send the wire transfer information via e-mail.
